The Anglican Church sought to determine the highest and best use for two Church-owned sites in Toronto. St David’s Anglican Church and the Church of The Good Shepherd are located in the Weston Road and Eglinton Road area. The surrounding Mount Dennis neighbourhood is undergoing a revitalization, and a new transit mobility hub is being integrated nearby. The Church sought to understand how the land adjacent to the Church could be redeveloped to secure financial sustainability, form an important part of this revitalization, and also continue to promote the church’s mission in the community.

SAI worked with the Church on Site Studies for each location to consider options for incorporating senior’s residences, retail and commercial functions on the land, while maintaining the Church as the focus of each site. The study reviewed current zoning and required adjustments, provided massing and site organization for various low-rise and multi-storey options, and recommendations on the feasibility and benefit of each option.
