Over the years the Martineau Hotel, built in 1872, fell into disrepair and was eventually gutted by fire. The only proposal that made economic sense in restoring the Hotel was to turn the original structure into office space and add additional office space to the rear to support the cost of restoration.
The design concept links the two buildings with an atrium and places all of the required services in the new structure so that none of the heritage structures had to be sacrificed to modern-day mechanical spaces. The building takes its name from the carriageways that originally provided access for the horse carriages to the court and stables in the rear of the property. The two carriageways are duplicated in the new structure.
